People stop me and want to discuss how best they can time the real estate market.What I tell folks is that this is near if not impossible to do. I suggest that they refrain the question in their minds when considering buying a home or selling a current property. Why not take the emotion out of this decission and think aout what is right for you at any given time.
Face it, this can be an emotional idea. Planning can remove some of the emotion and make this transaction smooth and what is right for you.
Many people are concerned about what the stock market is doing. For home Buyers and Sellers, there is a bright side. Money is moving out of the stock market and into treasuries. With this happening, it is expected that interest rates will come down soon. Great news for those looking to make a move.
Let me explain a tried and true process that I use as I help you navigate a
home purchase.
1. Is it the right time for you to purchase a home? Many things influence this. Job change. Your current home doesn't fit your needs. You are an empty nester with all your bedrooms updstairs. Your parents or children are moving in with you. If the time is right, you next look at finances
2. If paying cash is not an option for you, review your current financial situation. Clean credit and little debt can influence the mortgage package you obtain. Meeting with your lender is a great next step. I work with many lenders who work with you as an individual and focus on what is going to give you the best rate and terms given your curent circumstances.
3. Next, let's look at the market that you are buying in. Market trends are important as they can influence the value of the home you are buying or selling. Are homes selling in the neighborhood you are interested in. Are there loads of home for sale in this area? How long have they been on the market. What are the compareable home prices? Are you looking at the most expensive home in a particular neighborhood? Is the market balanced. A balanced market doesn't favor buyers or sellers. This usually is a market with five to seven months of inventory. Anything less than that favors sellers; more favors buyers.
